Our standard: measurable facts
We report things you can verify — commute minutes, school ratings, a price compared to its estimated value, and real dollar costs by state — and we explain what each one means for you. We do not rate “good neighborhoods” or trade in vibes. Every number on the site is an estimate for education, and we say so plainly.
How we research & review
- We prefer primary sources — the CFPB, HUD, FHFA, VA, IRS, the NAR settlement documents, and state departments of revenue and housing finance agencies — over aggregators, and we cite them in a Sources section on each guide.
- Rules, rates, loan limits, and tax thresholds change often. Each guide shows a “Reviewed August 2026” date, and we re-check the content against those primary sources when the underlying rules move.
- State-specific figures (property, transfer, and supplemental taxes) are maintained per state, because they vary enormously by state, county, and city.
