What are closing costs?
Closing costs are the fees to originate the loan and transfer the property — lender fees, appraisal, title insurance, escrow/attorney fees, recording, and prepaid taxes and insurance. For buyers they typically run 2%–5% of the price, on top of the down payment. A few states also send a one-time supplemental property-tax bill months after closing that isn't in your escrow — budget for it.
